Bhartiya City — Nikoo Homes & Mall of Bengaluru

Bhartiya Urban · Bengaluru · Residential township + retail · repeat work orders 2016–21

Challenge

A 100+ acre integrated township — high-rise residential phases, SEZ office blocks, the Mall of Bengaluru and The Leela hotel precinct — needing floor and wall movement joints across podiums, towers and public areas, phased over years.

What we did

Designed, supplied and installed MegAtec metal floor and wall systems (MegAtec 300/310/360 with aluminium cover plates in the mall and SEZ blocks) across multiple phases, coordinating with successive contractors (Pratibha, BCD, UPPL, Urbanac, Keystone) as a single accountable partner.

Result

Eight separate engagements across the estate between 2016 and 2021 — our longest-running client relationship, and proof the design-supply-install model survives contractor changes.

Embassy Splendid TechZone, Chennai

Challenge

Large-floorplate office blocks where joints take constant foot and trolley traffic and must stay flush and durable in high-occupancy commercial space.

What we did

Supplied and installed MegAtec 360 and 300 floor systems across the park's blocks, working with main contractor BLK.

Result

Delivered across a campus that now sits in Embassy REIT's portfolio (5.0M sq ft) — institutional-grade scrutiny at acquisition, and our entry into repeat Embassy work at Lake Terrace, Block 3A and Manyata.

DLF Downtown, Chennai & Gurugram

DLF Ltd · Taramani & DLF City Phase 3 · Grade-A office campuses · completed, multiple WOs

Challenge

Campus-scale office developments — 27 acres and 6.8M sq ft at Taramani — with long floor plates, connected blocks and significant structural movement between them.

What we did

Designed, supplied and installed MegAtec 360 and 310 systems across both campuses as a single-source partner, with the approval documentation (TDS, method statements, MTCs) DLF's PMCs require.

Result

Repeat work orders across two cities for India's largest listed developer — followed by DLF Alameda (2023).

CAPF Institute of Medical Sciences, New Delhi

Challenge

A national medical campus needs hygienic, flush, durable joints across large institutional floor areas — with fire compartmentation maintained wherever a joint crosses a compartment line.

What we did

Supplying and installing MegAtec 300, 310, 340 and 360 systems across the campus under L&T, with pre-assembled compliance documentation for a government-grade approval chain.

Result

Multiple work orders on one of the Govt of India's flagship healthcare projects — the reference that anchors our hospital portfolio across AIIMS-class projects in five states.

Tata Tritvam, Kochi

Tata Realty (TRIL) · Kochi, Marine Drive · waterfront residential · 2019 · completed

Challenge

Waterfront high-rise residential: joints must absorb structural movement while surviving a corrosive coastal environment and keeping podium and terrace levels watertight.

What we did

Supplied and installed aluminium movement-joint systems with waterproofing integration detailed for the marine exposure.

Result

Completed 2019 for Tata Realty — alongside Trillium Mall (Nagpur) and TP Solar (Tirunelveli), part of a multi-project Tata group relationship.
